Orlando, FL
Orlando pre-construction marketing.
Central Florida's growth curve rewards developers who can market absorption before the first foundation. ArchViVo builds the visual infrastructure that fills reservation lists across master-planned communities and Downtown Orlando verticals.

From Lake Nona and Horizon West to the Creative Village, Orlando buyers are choosing between dozens of active pre-construction offerings. Your visualization has to communicate lifestyle, amenity, and neighborhood — not just the building.
Why Orlando developers choose ArchViVo
Master-plan storytelling
Community-scale renderings and films that show streets, parks, and civic anchors — not just isolated building elevations.
Amenity-first sequences
Pool decks, clubhouses, coworking, wellness — the amenity content Orlando buyers scroll through before booking a tour.
Phase-based rollout
Deliverables sequenced to your absorption plan so marketing spend matches release strategy across multi-phase projects.
What a pre-construction company delivers in Orlando
Orlando pre-sales split into two products that need different pictures. A master-planned community in Horizon West or Lake Nona is sold as streets, lakes, a clubhouse, and the phase a buyer can place themselves in. A Creative Village or downtown tower is sold as a stack: the arrival, the amenity deck, and the view from a specific floor. A pre-construction company has to produce both from drawings, because the building is not walkable yet.
The handoff is the one ArchViVo uses on every Florida project. Send current CAD or BIM, the exterior finish schedule, a north arrow, and site photos or a drone pass of the lot as it sits today. First delivery is a small set of human-eye stills — arrival, the room you are selling, and the amenity a buyer scrolls before booking a tour — in daylight for proof and twilight for the hour they imagine coming home. If the sales gallery needs a film, it uses those same cameras so the walkthrough and the stills do not disagree.
The studio is in Sarasota, at 1245 S Tamiami Trail. Orlando work is produced from your plans and site reference. Intake, first stills, one revision round, then stills and an optional film. A package recommendation follows the five-step start form, within 48 hours. There is no Orlando storefront, and this page does not invent one.
Master plans and downtown towers are different briefs
A single hero elevation does not sell either product. Community buyers need to see how the phase they are reserving sits against the lake, the park, and the houses already released. Tower buyers need to know which floor they are on and what is actually across the street. Erasing either one is how a still becomes an artist impression.
Community scale
Streets, lakes, and the amenity or civic anchor in the same frame as the building. An isolated elevation on a blank background does not answer where the house sits in Horizon West or Lake Nona.
The phase you are releasing
Stills match the phase on the sales sheet. An early neighborhood is not shown as if the last phase's lake, clubhouse, or tree canopy is already built.
Vertical product
Podium, parking, and the neighbors in the cone of vision. A downtown or Creative Village view that deletes the building across the street will not survive a site visit.
What the gallery can send
Wall-scale stills and a phone-fast film, hosted as a page a broker can email. A folder of permit PDFs is not the deliverable.

Questions about Orlando
What does a pre-construction company do for an Orlando developer?
It turns the current drawings into photoreal stills of a project that is not built yet, and into a short film when the gallery needs one. In Orlando that usually means community context for master plans and floor-specific views for towers: materials, light, and the lot as it is.
Does ArchViVo have an Orlando office?
No. The studio is in Sarasota at 1245 S Tamiami Trail. Orlando projects are produced from your plans, finish schedule, and site photos or a drone pass. The stills can still be specific to Lake Nona, Horizon West, or downtown without a local storefront.
What do you need before the first stills?
Current CAD or BIM, the finish schedule, north, and photos or a drone pass of the site. Mark the view you are selling and anything that is still schematic. A floor-plan PDF with a note to make it look expensive is how the first round comes back as a guess.
How is this different from a listing photo or an artist impression?
A listing photo needs a finished building. An artist impression is allowed to invent massing, landscape, and the view. Pre-construction visualization has to stay close enough to the drawings that a buyer can stand on the site later and recognize the picture.
